East Midlands Intermodal Park is a proposed Strategic Rail Freight Interchange with the potential to deliver up to 5.2 million sq ft of manufacturing and distribution space in Etwall, Derbyshire.

The site forms part of the East Midlands Freeport (EMF) – a special economic zone that has the potential to increase jobs, growth and innovation.

Working with Etwall Land Limited to deliver the scheme, East Midlands Intermodal Park (EMIP) would give a major economic boost to the area, providing up to 6,000 new jobs and enhancing the region’s reputation as a key business location.

Strategically located between the M1 and the M6, the site is adjacent to the A50 and A38 and Toyota’s UK manufacturing plant. Once constructed, it would enable the region’s businesses to efficiently and sustainably produce and deliver goods to the wider UK and international market.

EMIP would include:

  • An intermodal terminal, which would include container handling equipment and storage facilities
  • Railway sidings and a railhead with a connection to the existing railway line
  • Up to 5.2 million sq ft of state-of-the-art manufacturing and distribution space including accommodation for suppliers of Toyota and other advanced manufacturers
  • A new road access to the site off the A38/A50 interchange to serve the new development
  • Internal roads within the development site and parking and servicing areas
  • Access for the public via new public footways and cycleways
  • Increased local habitats and biodiversity
  • The creation of green spaces accessible to the local community
