How Goodman’s logistics warehouse in Enfield, North London, became the perfect location for the next generation of film and TV production.

Supporting growth of the UK film and TV industry in Enfield

2021 saw record levels of investment (£5.6 billion) in the UK film and TV industry. While the industry is growing at pace, supply of high-quality, strategically located property in film production hotspots such as London and the South East is a challenge, creating fierce demand for the best space.

Location Collective is London’s leading provider of space to the film industry. Founded in 2007, it has played a part in a large number of major productions based in London.

The business needed a new, larger facility to complement its existing studio in Enfield, to deliver quality film production space and attract top talent. Specific requirements included:

  • Prime location with excellent connectivity and good public transport links to
    Central London

  • Modern, energy-efficient space

  • A flexible property that allowed for multiple soundstages – soundproof spaces for production

Meeting this need was Goodman’s property in Enfield, which offered the scale, flexibility and profile Location Collective required, while being just 750m away from their existing facility, OMA Film Studios.

Flexible space to suit 

Following a full refurbishment of the facility, Goodman provided Location Collective with early access to complete its bespoke fit-out of the 189,000 sq ft warehouse, creating a high-specification space to meet its needs.

The property’s 14.2m clear internal height and vast pillarless spans gave Location Collective an opportunity to convert the space into six individual soundstages – a departure from the industry ‘norm’ of building stages in individual buildings from the ground up - each fully sound-proofed using the highest quality materials and fitted with acoustic stage doors to aid sound reduction.

A full grid and gantry system, required for lighting rigs and other technical equipment, was installed and additional support structures were constructed within the yard.

The site benefits from 4MVA of power, enabling Location Collective to run production equipment on house power from a renewable energy supplier, saving energy and associated running costs. The building also features solar PV, new LED lighting throughout and upgraded electric vehicle charging points to improve energy efficiency.

Strategic location

OMA-X’s strategic location, close to the M25, A10 and excellent public transport links, enables fast access between Enfield and Central London - crucial for attracting talent.

A high proportion of industry talent is based in London, home to 96,600 jobs in film, TV, video, radio and photography, compared to 131,300 across the rest of the UK.

Close proximity to London’s major airports also offers easy access for Location Collective’s international clients.

Continuing high demand and limited supply of quality industrial property in London and the South East means that companies are now beginning to think more long-term, with Location Collective agreeing a 15-year lease on OMA-X.
