Fronting the A421, Bedford Commercial Park offers high profile space in a strategic location. Only seven miles east of J13 of the M1 and 12 miles west of the A1 (Black Cat roundabout), the Park offers customers excellent connectivity, with easy access to both the motorway and trunk road network. With half of the UK accessible within a two-hour drivetime (Source: Bedford Borough Growth Plan 2018 - 2022), it's easy to see why leading brands such as Argos, Movianto, Sainsbury’s and ASDA have based their national distribution centres here.

The area is set to receive further investment in transport infrastructure with a planned upgrade to the Black Cat roundabout. The addition of a new flyover will link the upgraded three-tier junction to a new 10-mile dual carriageway, providing additional capacity to the road network. The improvements will support Highways England's £1.5 billion A14 upgrade and form part of a wider transformation of road links between Cambridge, Milton Keynes and Oxford.
