Goodman granted detailed planning consent for 569500 sq ft Andover development

Tuesday, 18 June 2013

Global integrated property group, Goodman has secured detailed planning consent for a single cross-docked unit of 569,500 sq ft at Andover Business Park, enabling it to increase the development options on the Park, provide flexibility for potential occupiers and reduce the delivery time of built units for customers.

The planning consent will allow Goodman to develop a single large scale, logistics or warehouse property to accommodate individual customer needs on a pre-let, pre-sale or land sale basis. The detailed permission makes Andover Business Park one of the few sites in the South East that can accommodate such a large cross-docked unit.

Charles Crossland, Managing Director, Goodman UK Logistics said:

“Andover Business Park is one of the few sites in the South East which has the necessary infrastructure in place to support large scale warehousing, together with a large local labour force for potential customers to draw on. This revised planning permission means that the site can now deliver a single unit of up to 569,500 sq ft, which will be attractive to customers looking to service the popular South East and wider UK market.”

Andover Business Park is already home to a 500,000 sq ft warehouse developed by Goodman on behalf of The Co-Operative Group, which employs approximately 900 people. Goodman has recently agreed two land sales on site, to pub and restaurant group, Marstons, and stair lift manufacturer, Stannah.

Andover Business Park offers flexibility and can provide leasehold and freehold buildings to suit industrial, logistics or business uses from 20,000 sq ft to 600,000 sq ft. A bespoke large unit would complement smaller units which can also be accommodated on alternative plots. The park benefits from outline planning permission for industrial, warehouse, business, retail and roadside uses.

The park has direct access to the A303, which links to the A34, M3, Southampton, the M40, and M4, allowing transport connections to London and the wider UK market. Goodman is currently marketing additional sites for roadside and retail uses, which will enhance the amenities available at the park.

Goodman has invested £110 million into its 800 acre UK land bank to ensure that outline planning and infrastructure are in place and the sites are ready for construction. This unique offering dramatically reduces the time it takes to build fully operational logistics centres, a key concern for logistics customers. Goodman has 14 strategically located sites across the UK market capable of delivering over 14 million sq ft of logistics space. Four of Goodman’s UK sites can deliver facilities of over one million sq ft, and eight are capable of delivering over 500,000 sq ft of logistics space.
