Kent County Council


Kent County Council's Schools Supplies Division, Commercial Services is one of the leading suppliers of educational and office products and services to other publicly funded organisations in the South-East of the UK, including education establishments, local government, emergency services and the voluntary and community sector.

Aylesford Commercial Park is being developed as a joint venture between Europa Capital and Goodman. The property is a well-established industrial / distribution estate at Aylesford, Kent, it offers a strategic location with good links to the UK's motorway network.

Kent County Council needed a well located warehouse and office space that could accommodate their growing education supplies division (Commercial Services). Commercial Services required a bespoke design to be delivered within a tight time scale. The facility also needed to meet Kent County Council's carbon management objectives by including a number of sustainable features into the building design.

Goodman Solution

The new development is a 112,200 sq ft  (10,405 sq m) including a 12 metre clear height warehouse, 50 metre yard, 19 truck doors, 100 car spaces and two stories of office accommodation. 

Goodman worked closely with Kent Country Council from the outset to plan and design a unique facility to meet Commercial Services operational requirements.  To reduce the project timeframe and cost, Goodman delivered an integrated occupier fit-out during the construction of the warehouse and office, including lighting, heating, sprinklers, fire alarm and access control. 

Several sustainability initiatives were also included as part of the development:

  • BREEAM Very Good and 'A' rated energy performance certification.
  • Recycled aggregate used from the demolition of the papermill which previously occupied the site. 
  • LED lighting throughout the office and warehouse, with daylight sensing and motion control.
  • Carbon neutral building envelope.
  • Electric car charging bay.


Goodman and Europa Capital successfully completed the full turnkey development ahead of schedule in 5 months and to budget, along with providing approximately £2 million of occupier fit-out.
